Taxes and Assessments

All property in the District is assigned a category as specified in the Assessment Bylaw. The property assessment notices are sent out with the March tolls. The Assessment Notice specifies the procedures to be followed if you wish to have your assessment reviewed. The Assessment Groups are listed in a table at the bottom of this web page.

The tax rate is set in the spring of each year by the issuance of a new Tax Bylaw. Taxes are set out in Tax Bylaw. The Tax Notices are sent out with the June tolls. Taxes are due by October 30th and a 10% penalty is applied after that date.

Tolls

The Toll rates is set in Toll Bylaw, along with  the renewal reserve charge. The tolls are sent out every two months after the meters are read at the end of January, March, May, July, September, November.

Current toll rate: $2.76 per 100 imperial gallons or part there of.

Renewal reserve: $6.00 per unit serviced by a meter per month, billed at $12.00 per 2 month toll period.

Tolls payable within 30 days, overdue accounts subject to 10% penalty. Water could be shut if tolls are 90+ days overdue. A shut off results in a $75.00 'shut off / turn on' fee.

Other Charges

Under Miscellaneous Service Charge Bylaw, there is a variety of miscellaneous charges for such things as photocopying, NSF Cheques, locating and retrieving records, use of staff and equipment. Any charges totalling up to $25.00 is due at the time of service. Charges totalling over $25.00 may be invoiced at month end, payable in 30 days. Over due accounts will be charged 1% per month interest.

Locating and retrieving records:       $7.50 per 1/4 hour or portion thereof.

Photocopies                                    $0.25 per page

NSF Cheques                                 $10.00

Development Information Package   $15.00

Where staff or equipment of the district are requested to render service:

(a)   For staff, the charge shall be at the employees current charge rate for that time period plus 10% administration.

(b)   For equipment, the equivalent to rental rate from an outside agency.

(c)   For materials, at actual cost plus 10%.

Property Assessment Groups

Property taxes are based on Assessment Group

Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated a single dwelling unit. Group 1
Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated two dwelling units. Group 2
Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated three dwelling units. Group 3
Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated four dwelling units. Group 4
Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated a manufactured home park or a trailer park having 15 dwelling units. Group 5
Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated a manufactured home park or a trailer park having 32 dwelling units. Group 6
Shall comprise each and every parcel of land in the improvement district to which domestic water is supplied from the improvement district's works and upon which is situated a co-operative campground having 105 to 110 recreational units. Group 7
Shall comprise each and every parcel of land in the improvement district upon which is installed a connection to the improvement district's works through which water is, or can be, supplied for use in one business or commercial establishment. Group 8
Shall comprise each and every parcel of land in the improvement district upon which is installed a connection to the improvement district's works through which water is, or can be, supplied for use in two or more business or commercial establishments. Group 9
Shall comprise each and every parcel of land in the improvement district upon which is installed a connection to the improvement district's works through which water is, or can be, supplied for use in one industrial establishment. Group 10
Shall comprise each and every parcel of land in the improvement district upon which is installed a connection to the improvement district's works through which water is, or can be, supplied for use in two or more industrial establishments. Group 11
Shall comprise each and every parcel of land in the improvement district, which is vacant. Group 12
Shall comprise each and every parcel of land within the improvement district, which is held by public agency. Group 13
